The fully finished attic offers approx. 18 m² of living space on approx. 32 m² of floor area. The Brand district of the municipality of Eckental is conveniently located for transport and rural in character, at approximately equal distances from Nuremberg, Erlangen and Lauf an der Pegnitz.
The detached single-family house is located at the end of a cul-de-sac in the Brand district. The immediate neighborhood, including the two adjoining streets, is characterized exclusively by residential development, mostly single-family homes. As a result, there is only resident traffic.
The primary school and two kindergartens are approximately 700 m away and can be reached on foot in 10–20 minutes.
Eckental Grammar School is approximately 1.3 km away and can be reached via cycle paths in 5–7 minutes.
Local amenities such as VR Bank, Sparkasse, a bakery, greengrocer, an Italian specialty shop with restaurant, and an Aldi can be found in Brand.
In the neighboring town of Eschenau, in addition to supermarkets (EDEKA, REWE, Rossmann), there are further shops for everyday needs (organic market, toom, jysk, bakeries and pharmacies). There are also several restaurants and snack bars, a library and a small cinema. All shops, as well as some medical practices, can also be conveniently reached by bicycle in 10–15 minutes.
Regular public transport connections are provided by the Mittelfrankenbahn (RB21) from Eschenau to Nuremberg Nordost, running hourly or every half hour, with a journey time of approximately 25 minutes. At weekends, the RB21 can be used, for example, to travel towards Gräfenberg into the Franconian Switzerland region (approximately 15 minutes).
Bus route 209 travels from Eschenau via Brand to Erlangen in approximately 35 minutes. During peak times every 20–30 minutes, otherwise hourly.
The A3 motorway can be reached by car in 10–12 minutes.
Albrecht Dürer Nuremberg Airport (NUE) is approximately 25km away and can be reached by car in approximately 25 minutes. From Nuremberg Nordost, the underground runs directly to the airport.
