More financing calculators and assumptionsTop floor, elevator up to the attic level, 131 m² of living space. This attic apartment in a historic building in Potsdam was completely newly fitted out in 2025/2026; we have lived in it ourselves since then: a large living, cooking, and dining area with a Nolte kitchen island beneath large roof windows, a master suite with a walk-in closet and its own bathroom, two further rooms, and a guest bathroom. Underfloor heating, heat pump, parquet flooring. €656,500, commission-free. We are selling the kitchen separately for €27,500 and the associated underground parking space for €25,000. These prices would therefore be added on. The total price including kitchen and parking space then comes to €709,000.
THE FLOOR PLAN
From the entrance with a skylight and built-in wardrobe, you reach the guest bathroom with a walk-in shower directly. Beyond it, the living, cooking, and dining area opens up – the center of the apartment. The Nolte kitchen (installed in 2026) stands with its kitchen island in the middle of the room: white, handleless fronts with LED-lit recessed grips, worktops and backsplash in ceramic with a Calacatta look, with a flush-mounted sink and cooktop, an AEG induction cooktop with integrated extractor, a Bosch Series 8 oven with pyrolysis, a Bosch built-in refrigerator and under-counter freezer, and a fully integrated Siemens dishwasher. Next to it, there is room for a long table and a large sofa area. Several large roof windows make the room bright and offer a view over the rooftops toward the Havel.
The master suite is laid out as its own zone: bedroom, walk-in closet, and a bathroom with a freestanding bathtub, shower, double vanity, and toilet. Two further rooms are suitable as children’s, guest, or work rooms – one of them is furnished as an office in the photos.
WHAT MAKES THE APARTMENT SPECIAL – AND WHAT YOU SHOULD KNOW
• Top floor with no neighbors above you. The elevator goes up to the attic level and stops at the intermediate landing – from there it is still half a flight of stairs to the apartment door.
• Completely new fit-out: roof windows, bathrooms, floors, and building services are new; heating is provided by underfloor heating with a heat pump.
• An attic apartment means sloping ceilings – and here is a point that is often overlooked: the living area of 131.10 m² is calculated according to the Wohnflächenverordnung (German living-space ordinance). Areas under 2 m in height count only half there, and areas under 1 m do not count at all. The floor area of the apartment according to DIN 277 is 163.12 m². The difference of around 32 m² is present and usable, mainly as storage under the slopes – it is simply not credited in full.
• The apartment has no balcony and no terrace. The Havel waterfront with its riverside path, yacht harbor and beach bar, as well as Sanssouci Park, are within walking distance.
• Zeppelinstraße is a main traffic artery with a tram – the connections are correspondingly good. We are often asked how loud it is: a 30 km/h speed limit applies in front of the building, and with the windows closed it is quiet up here; visitors are regularly surprised by this. Form your own impression during the viewing, including at peak traffic times if you wish.
• We live in the apartment ourselves – the photos show it as we live in it. Furniture and decoration are not part of the offer; handover takes place by arrangement.
