The 2-room apartment can be occupied as of 01.12.2026 or by 01.01.2027 at the latest.

The apartment consists of 2 rooms, a kitchen, hallway, bathroom, storage room and balcony. Conversion into a 3-room apartment is not possible. For this reason, the apartment is suitable only for a 1- or 2-person household.

Please first take note of the apartment’s monthly costs, as moving is expensive:
Basic rent 585,00 euros
Flat-rate service charges for 1 person 100,00 euros (130,00 euros for 2 people)
Heating advance payment 60,00 euros

This results in a total rent including heating and service charges of 745,00 euros for 1 person (775,00 euros for 2 people). Household electricity is charged separately, directly by the tenant with the municipal utility/provider.

The 100 euros in service charges are calculated for 1 person. If a second person moves in, the monthly service charge advance payment increases by 30 euros to 130 euros. In this well-insulated property, most tenants in the building managed with 60 euros per month in heating costs, but this is only an advance payment, which is reconciled annually.

A deposit of 1755,00 euros must be paid before the start of the tenancy.

The landlord checks prospective tenants’ creditworthiness! If you have negative entries with Schufa or have submitted a statutory declaration (affidavit), please refrain from arranging an appointment, as it will not be possible to enter into a tenancy agreement in any case.

The landlord is looking for financially secure, German-speaking tenants who can pay the rent from THEIR OWN funds. Based on various experiences, the landlord does not wish to rent to people whose tenancy depends on approval from the Jobcenter, especially since the rent is significantly higher than the maximum rate set by the Solingen Jobcenter for 1 or 2 people.

A nearly new fitted kitchen can be taken over from the previous tenants if desired. The kitchen is priced at 1000 euros.
