About this plot

1,646 m² of private land between Gründerzeit villas. One minute’s walk to the railway station, just under 40 minutes’ driving time to Berlin Mitte—even by car. On it, a small solidly built house that should be renovated, a barn, a garden house, and a modern PV system with a 21 kWh battery.

What it is really about: the land

The property, in a historically established setting, is cultivated close to nature. The garden offers apples, pears, cherries, service tree, raspberries, blackberries, serviceberries, sloes, sea buckthorn, elderberries, gooseberries, strawberries, rhubarb, etc. Southwest-facing, with plenty of sun. Enough space for self-sufficiency, a workshop, studio, animals, a second building—or simply so that no one watches you. The street is an avenue with Gründerzeit villas; the property belongs to the historic railway station ensemble.

The house, honestly

Around 53 m², three rooms, bathroom with bathtub, fitted kitchen with modern premium appliances, with basement. Natural-stone foundation, masonry approximately 50 cm thick—the substance is solid. Although it is habitable, at least the electrical distribution board in the living area should be upgraded before moving in. The plaster could also use renewal. Anyone buying here is best advised to bring time—or some additional budget.

Specifically regarding its condition:
•Built in 1880 (two-storey); after war damage in 1945, the first floor was removed, and it has been single-storey ever since, with gray GDR-era plaster.
•Foundation made of solid natural stone/fieldstone
•Roof: bitumen, covering approximately 20 years old. Naturally watertight.
•Windows: Schüco PVC, soundproofing.
•Electrical system: The house connection box and meter are state-of-the-art, but the distribution board in the living area clearly requires renovation.
•Three of the four basement rooms are completely dry. Only one is slightly damp—but with automatic dehumidification powered by 100% PV energy, this is addressed excellently and free of charge. Anyone wanting something else can have the basement wall sealed.
•Heating/air conditioning: wood pellets, split logs, or heat pump. Electronically controlled pellet stoves from 2020. Alternatively, a clay storage stove newly built in 2018 for split logs, constructed by a stove builder. And two modern air-conditioning units that cool the house in summer using surplus PV energy, but can also heat it completely during the transitional season.
•Wooden floorboards throughout the house (except the kitchen). In the bedroom, these have already been renovated. In the other rooms, they could optionally be left as they are, refurbished, or replaced.
•Plaster and masonry are exposed everywhere; all wallpaper and coverings have been removed.

I would rather tell you this beforehand than during the viewing: The property is located by the railway station. Trains do run there—as is only to be expected—even though the garden is wonderfully quiet most of the time.

More about the condition:

The old brick shed currently only has a makeshift roof, but it is permanently watertight. A building permit for renovating the shed was granted, but will expire soon. If interested, it may need to be reapplied for. The architect’s underlying planning documents can gladly be provided.

Whether house or shed: The typical building sins of the 20th century are not found here (anymore). No polystyrene panels, no drywall, no corrugated asbestos. Everything is exposed. We removed the wallpaper and ceiling paneling over ten years ago. The historically old stains underneath did not bother us. Please do not be put off by these stains in the photos—of course, the roof is 100% watertight.


Heating and energy:

The last energy certificate has expired; I am currently having a new one prepared. In recent years, the cost of wood pellets has ranged between €500 and €1100 per year, depending on the purchase price (an average of around 3 t of wood pellets per year, because we like it cozy and warm). Energy-efficient renovation is certainly conceivable and possible. The catch: However, it is not mandatory under the German Building Energy Act (GEG), as the top-floor ceiling is not freely accessible from above. A nice special feature if you want to leave things just as they are, as we did.


Building or renovating?

Both are possible. There is sufficient space for a new build. The buildings could even be retained.
In addition to Section 34, the “Bahnhofstraße” design statute of the city of Biesenthal is decisive for development. Due to the proximity to the railway, there will probably also be requirements for soundproof windows. This needs to be known and factored in if you want to build.


Background to the sale:

My wife and I lived here for ten years. It was the best time of our lives. We got married here, and our daughter was born here. However, following a personal tragedy last year, we can unfortunately no longer continue the project (for health reasons). But we would like to place it in good hands. Biesenthal, Bahnhofstraße. Often referred to as “Brandenburg’s longest avenue of Wilhelminian-era villas.” The train station is practically directly opposite; you only have to cross the road once. From there, you can reach Berlin Mitte in under 40 minutes—which, incidentally, also applies when driving. Directly in the neighborhood: Kulturbahnhof (concerts, events, readings, poetry slams, etc.), Café Kaiserliches Postamt (unbelievable cakes), Freie Naturschule Barnim (for especially clever and strong children), Lobetaler Molkerei organic shop, ice cream café, discount supermarket, DHL Packstation. And all of this within a radius of just 200 m. The town also has five supermarkets (Edeka, Lidl, Netto, Penny and Aldi), various doctors, daycare centers, veterinarians, several public and private schools and daycare centers, including the multiple award-winning Kita Wukaninchen, as well as several cafés and restaurants. Plus the phenomenal Wukensee lido. All of this is set within the beautiful Barnim Nature Park with its forests and lakes. The forest begins less than 100m from the property.

And yes, the neighborhood is green in several respects. Anyone looking for new-build idyll with German flags and PVC fences will not be happy here. I recommend visiting the website of Kulturbahnhof Biesenthal or Café “Kaiserliches Postamt” once.

The property borders public areas on all four sides. There are no direct neighbors looking over the garden fence. And the nearest neighbors are truly the kindest people one could imagine.

All in all, this combination is rare: You live in the countryside on a large plot of land and are nevertheless practically in Berlin without a car. The forest begins less than 100 m from the front door. At the same time, you have a dream infrastructure within walking distance. And you “fill up” the electric car at your own PV system—permanently free in summer.
