The offer for starting your shared flat!
Available for rent from 01/02/2027 (possibly also 01/03 in the event of delays):
- a freshly renovated period apartment in a three-unit building for establishing a shared flat for 3 people.
The renovation is currently underway. An interior viewing is therefore not yet possible for safety reasons (expected from mid-November).
The apartment:
Upon first occupancy after the renovation, the apartment will be equipped with an appropriate level of comfort:
- It has a spacious new fitted kitchen with oven, ceramic hob, dishwasher, refrigerator with freezer compartment.
- In the utility room (within the apartment), you and your roommates can use a washing machine and dryer at no extra cost. In summer, the patio in front of the kitchen is also available for drying laundry. Drying laundry in the rooms is prohibited.
- Vinyl flooring; tiled floors in the bathroom and utility room

The apartment has 3 shared-flat rooms—suitable for every budget:

The shared-flat rooms are attractively furnished (bed, mattress with protective cover, desk, chair, wardrobe, etc.) and each has electric shutters, its own network and TV connection (without devices). Each room offers a lovely view outside onto life in the neighborhood (southwest-facing).
The building:
The building was originally constructed at the end of the 19th century. The roof and attic were renovated in 2002/3; the rest of the building is currently being renovated (2026—until presumably early/mid-2027). At the beginning of the tenancy, some disruption from construction work must therefore still be expected during the first few weeks. The building contains 2 other apartments and has a small inner courtyard. The building is a period property and, despite the renovation, is not comparable in every respect to a new-build property. Nevertheless, after the renovation it will offer a relatively high standard appropriate for a period building.
The location:
You will live here in a central and well-connected location in the preferred and popular Heidelberg district of Ziegelhausen, at the entrance to the Neckar Valley, east of Heidelberg’s Old Town. The apartment is opposite a small park. In the immediate vicinity there is a medium-sized supermarket with a small drugstore section, bakery and meat counter, as well as a pizzeria well known throughout the city. The Neckar is approximately a 1.5-minute walk away. A general practitioner’s office and a dentist are also only about 1 minute away. Pharmacy approx. 5 minutes.
Transport connections/public transport:
- 3 bus lines (33, 34 and 37, stop approx. 1 minute away) offer you excellent connections to the city centre, the Old Town and Neuenheimer Feld, as well as to the main railway station
- The HD-Schlierbach S-Bahn stop is approx. a 10-minute walk away (alternatively approx. 3 minutes by bus).
- In addition, the on-demand service "fips" is available within the district every day from 5:00 a.m. to 1:15 a.m. (as of 04/2026), further improving mobility in the evening hours and at weekends.The photos in the listing are AI-generated sample photos, as the house and apartment are currently being renovated.

Tenancy agreement / additional costs / deposit, etc.
The apartment will be rented to a financially solvent principal tenant.
As the principal tenant, you will independently find your WG subtenants and sublet the other two rooms accordingly. Important: Each sublease agreement must be linked to the principal tenancy agreement.

1) Additional costs
At present, it is still undecided whether we will agree on a flat-rate amount for the additional costs with you or whether individual billing with a reasonable advance payment will be agreed.
Please note: The following internal apartment costs are added to these contractual additional costs:
* Internet/cable TV
* GEZ
* Apartment electricity
These will also be paid by the principal tenant and must still be apportioned among the housemates within the WG.
2) Tenancy agreement and tenancy term
The tenancy agreement will be concluded as an indexed rent agreement and is open-ended.
