The offer:

Available for rent from 01.02.2027 (possibly also 01.03. in the event of delays):

- A freshly renovated period apartment
The renovation is currently underway. An interior viewing is therefore not yet possible for safety reasons (expected from mid-November).

- a generous new fitted kitchen with oven, ceramic cooktop, dishwasher, refrigerator with freezer compartment.

- Utility room (within the apartment) – by arrangement, a washing machine as well as a dryer can be provided for a surcharge at no extra cost

-For drying laundry, a spot in the courtyard is available in summer, which is clearly visible from the kitchen. The courtyard is secured by a courtyard door. Drying laundry in the rooms is prohibited.

The rooms each have electric roller shutters and their own network and TV connection (without terminal devices). Each room offers a beautiful view outside onto life in the neighborhood (southwest exposure).

The building:

The building was originally constructed toward the end of the 19th century. The roof and attic were renovated in 2002/3; the rest of the building is currently being renovated (2026 – until expected early/mid-2027), including energy-efficiency renovation (windows, insulation, heat pump). At the start of the tenancy, occasional disruptions from exterior craft work are therefore still to be expected in the first few weeks. There are 2 further apartments in the building. The building has a small inner courtyard.

The location:

You live here in a central location with excellent transport links in the middle of the popular district HD-Ziegelhausen at the entrance to the Neckar Valley, east of Heidelberg’s Old Town. The apartment is opposite a small park. In the immediate vicinity there is a small supermarket with a drugstore section, a bakery and a meat counter. Another bakery is located next to the building. A city-renowned pizzeria is located at the park. The Neckar is approx. 1.5 minutes’ walk away. A general practitioner’s office and a dentist are also only approx. 1 minute away. 2 pharmacies approx. 5 minutes away.

Transport links/public transport:

The apartment offers you perfect transport connections:

- 3 bus lines (33, 34 and 37, stop approx. 1 minute away) offer you an excellent connection to the city center, the Old Town and to Neuenheimer Feld, as well as to the Main station

- It is approx. 10 minutes on foot to the S-Bahn stop HD -Schlierbach (alternatively by bus approx. 3 minutes).

- In addition, the on-demand service "fips" is available within the district daily from 5:00 a.m. to 1:15 a.m. (as of 04/2026) in order to further improve mobility in the evening hours and on weekends.

-A public bicycle rental station can be found at the bus stop (see above). A small bicycle shop for bicycle repairs is approx. 5 minutes away.

Preliminary remark: We rent to an individual or a couple. However, we are also open to shared-apartment inquiries. In this case, the apartment is rented to a solvent principal tenant who sublets the rooms independently. If applicable, corresponding securities/guarantees are to be provided. Each sublease agreement is to be linked to the main lease agreement. In the case of a shared apartment, the rooms can be attractively furnished by us for a furnishing surcharge (bed, mattress with protective cover, desk, chair, wardrobe, etc.). A washing machine and a dryer can likewise be provided for a surcharge.

1) Ancillary costs

The ancillary costs already include the heating costs. Due to the energy-efficient renovation, these are correspondingly lower than with other rental offers. Please note: In addition to the contractual ancillary costs, the following apartment-internal costs are added:

* Internet/cable TV
* GEZ
* Apartment electricity

These are additionally borne by the principal tenant and, in the case of shared apartments, may have to be allocated internally among the roommates.

2) Lease and lease term

The lease is concluded as an index-linked lease and is open-ended.

3) Deposit:

The deposit amounts to EUR 3,100
