The offer for starting your shared apartment! 3 rooms for two!
Available for rent from 01.02.2027 (possibly also 01.03. in the event of delays):
- A freshly renovated old-building apartment in a 3-unit building for establishing a comfortable shared apartment for 2 people.
The renovation is currently underway. An interior viewing is therefore not yet possible for safety reasons (expected from mid-November).
The apartment:
The apartment is furnished to a suitably comfortable standard and thus provides the ideal basis for a harmonious 2-person shared apartment, offering sufficient space for individual privacy and harmonious shared-apartment living:
- It has a spacious new fitted kitchen with oven, ceramic hob, dishwasher, refrigerator with freezer compartment.
- In the utility room (within the apartment), you and your flatmates have a washing machine and dryer available at no extra cost. In summer, there is also space in the courtyard for drying laundry, which is clearly visible from the kitchen. The courtyard is secured by a courtyard door. Drying laundry in the rooms is prohibited.
The rooms:
The apartment has 2 shared-apartment rooms—suitable for every budget:
- Room 1 (approx. 20 sqm)
- Room 2 (approx. 15 sqm)
Furthermore:
- Room 3 (approx. 10 sqm), which serves as a communal room and, together with the modern kitchen, forms the center of shared-apartment life.
Shared-apartment rooms 1 and 2 are attractively furnished (bed, mattress with protective cover, desk, chair, wardrobe, etc.) and each has electric shutters, its own network and TV connection (without devices). Each room offers a beautiful view outside of life in the district (southwest-facing). In addition, a communal room is available where you can enjoy shared-apartment life. For this reason, the room has deliberately been left open toward the kitchen.
The building:
The building was originally constructed toward the end of the 19th century. The roof and attic were renovated in 2002/3; the rest of the building is currently being renovated (2026—expected to be completed in early/mid-2027), including energy-efficiency renovations (windows, insulation, heat pump). At the beginning of the tenancy, some disruption from external construction work should therefore still be expected during the first few weeks. The building contains 2 other apartments and has a small courtyard.
The location:
You live here in a central and conveniently located area in the middle of the popular and sought-after HD-Ziegelhausen district at the entrance of Neckar valley, east of Heidelberg’s Old Town. The apartment is opposite a small park. In the immediate vicinity there is a small supermarket with a drugstore section, bakery, and meat counter. A bakery is located next to the building. A well-known local pizzeria is situated by the park. The Neckar is approximately a 1.5-minute walk away. A general practitioner’s office and a dentist are also only about 1 minute away. Pharmacy approximately 5 minutes.
Transport connections/public transport:
The apartment offers you perfect transport connections:
- 3 bus lines (33, 34, and 37; stop approximately 1 minute away) provide excellent connections to the city center, the Old Town, and Neuenheimer Feld, as well as to the main train station
- The HD-Schlierbach S-Bahn stop is approximately a 10-minute walk away (alternatively, approximately 3 minutes by bus).
- In addition, the on-demand service "fips" is available within the district daily from 5:00 to 1:15 (as of 04/2026), further improving mobility in the evening hours and on weekends.
-A public bicycle rental station can be found at the bus stop (see above). A small bicycle shop for bicycle repairs is approximately 5 minutes away.

The apartment will be rented to a financially reliable primary tenant.
As the primary tenant, you will independently look for your WG subtenant and sublet the second room accordingly. Important: The sublease agreement must be linked to the primary tenancy agreement.

1) Additional costs
At present, it is still open whether we will agree on a flat rate for the additional costs with you or whether individual billing with an appropriate advance payment will be agreed.
Please note: The following internal apartment costs are added to these contractual additional rental costs:
* Internet/cable TV
* GEZ
* Apartment electricity
These are additionally paid by the primary tenant and must be apportioned among the roommates within the WG.
2) Rental agreement and rental term
The rental agreement will be concluded as an indexed rental agreement and is open-ended.
3) Deposit:
The deposit amounts to EUR 3,100
