Your own room, a ready-made shared apartment and a start to the semester without buying furniture: Available room 3 is in an established seven-person shared apartment at Otto-Hahn-Platz in Heidelberg-Emmertsgrund. It is fully furnished, has its own access to the loggia and is available for immediate occupancy.

Each room in the apartment has its own rental contract – no joint liability with the other residents, no searching for replacement tenants for the others. The shared apartment is managed by a professional property management company with a dedicated contact person.

THE ROOM
Room 3 measures approximately 15 m² and is located on the ground floor of apartment no. 143. It is fully furnished: bed with slatted frame and mattress, wardrobe, desk (120 × 60 cm) with swivel chair, bedside table, ceiling light, curtains and carpet. The room opens directly onto the loggia.

THE SHARED APARTMENT
The apartment is divided into seven individual rooms, each rented separately. It is occupied by students and young professionals. Shared facilities include a fully equipped kitchen with pots, dishes and cutlery, two renovated bathrooms, the hallway, a furnished common room and the loggias.

Fittings and features, as described

The room is handed over fully furnished. The furnishings include a bed frame with slatted base and mattress, bedside table, wardrobe, desk measuring 120 × 60 cm with swivel chair, ceiling light, curtains and carpet. The room has its own access to the loggia.

A fully equipped kitchen with hob, oven and sink, as well as pots, dishes and cutlery, two renovated bathrooms with wall-mounted toilet, washbasin and shower, a furnished common room with dining table, hallway, storage room and two loggias are shared.

All furnishings provided are listed individually in an inventory, which is prepared jointly at handover and signed by both parties. The furnishing surcharge is included in the net cold rent and will be stated separately in the tenancy agreement.

The building has a fiber-optic connection and passenger lift. Heating and hot water are supplied via district heating and charged with the operating costs; the tenant must register the household electricity themselves. Underground parking space No. 143 can be rented under a separate contract.

Emmertsgrund is located around six kilometres south of Heidelberg city centre, at an elevation of approximately 250 metres on a slope of the Königstuhl—heavily surrounded by greenery: forest to the east, vineyards and fields to the west, plus views over the Rhine Valley. A lookout point is around 300 metres from the house.

Daily life revolves around the Forum, the district’s centre, approximately 350 metres from the house: local shops, a pharmacy, a general practitioner’s practice, a café, Sparkasse, as well as the Bürgerhaus with its media centre and library. A tennis club is just under 200 metres away, and basketball and football pitches are around 300 metres away. Hasenleiser indoor swimming pool can be reached directly by bus 33 in 13 minutes.

CONNECTIONS
The Otto-Hahn-Straße stop is around 210 metres from the house. Bus routes 27 and 33 operate there, both every 20 minutes and staggered—towards the valley, a bus therefore runs approximately every seven to thirteen minutes on weekdays. At night, the Moonliner ML1 connects Emmertsgrund with Bismarckplatz until around 1:15 a.m.
