On the ground floor, the veranda leads into the hallway, with a small storage room branching off it. From there, you reach the kitchen, the bright living room measuring 27m², and the bathroom with a bathtub. A wooden staircase in the hallway leads to the upper floor, which has 3 rooms and a shower room. Some of the walls are panelled and have skylights. The large dormer provides a spacious bedroom. From the upper floor, a loft ladder leads to the attic, which can be used well as storage space. The house has a Junkers LPG heating system from 2011, which underwent complete servicing this year and had standard wear parts replaced.
The property has a carport with an integrated storage room and a covered wooden terrace offering a magnificent view of the garden and the surrounding landscape. My small children and I lived in this wonderful house from 2013 and spent many great years there—especially when the children were little (0–7 years old)—but had to move in 2018 for professional reasons. Since then, the house has been rented to excellent tenants. The tenants are very pleasant, reliable, and considerate, and we have had no problems whatsoever. Net rental income amounts to €11,520 per year. Operating costs are approximately €660 per year. Heating costs, or the filling of the liquid gas tank, are paid directly by the tenants.

The end-of-terrace house is located in the small, quiet village of Niendorf, between Wohlenberg and Hohenkirchen, approximately 800m from the white Baltic Sea beach. Here, we are in the Wohlenberger Wiek, which is initially characterized by shallow water and only gradually becomes deeper farther out, making it ideal for young guests. As a result, after just a few sunny days, the water warms up to 7°C more than the rest of the Baltic Sea. In addition, a sandbank located approximately 15km away, stretching from Tarnewitz to the island of Poel, prevents colder Baltic Sea water from entering the shallow Wohlenberger Wiek. The 5km-long white sandy beach and the cliffs extending to Boltenhagen offer a suitable bathing spot for everyone.
Along the road beside the Wohlenberger Wiek, there is a beach bar, an Italian restaurant and various snack stands. The village of Niendorf offers a campsite and leisure facilities (Kindermotorland) for young and old. The historic town of Klütz, with its numerous shopping facilities, schools and kindergartens, is approximately 5km away. A modern daycare centre built in 2018 is located in the neighbouring village of Hohenkirchen and can be reached in approximately 5 minutes by car. In the village of Proseken/Gägelow, approximately 15 minutes away by car, there is a primary school and a large shopping centre. School buses run directly from Niendorf (100m from the house) to Proseken or to the schools in Grevesmühlen.
The surrounding nature reserves invite hikers and cyclists. The renowned Baltic Sea resort of Boltenhagen is approximately 5km away. Its appealing promenade with the pier is worth visiting in every season. There are leisure facilities for every water sports enthusiast, boat trips and moorings. The old town of Wismar can be reached in approximately 15km (approximately hourly bus service). The historic market square and the surrounding streets offer numerous opportunities for strolling and shopping. The A20 motorway is approximately 15km away.
