The farmstead is located outside the built-up area, approx. 4100 m² total area (the size details given above for building/farm/open spaces are estimated); site plan available after making contact; possible purchase of additional land/arable land, which directly borders the farmstead..
Buildings: former small-scale farming operation with arable farming and livestock; large, mature trees, the walnut trees are particularly beautiful; residential building/stable+barn and sheds (around 1900), ideal layout;
other outbuildings: pigsty, workshops with garages, sheds and shelter (50 and 60 years old and older), all in need of renovation.

Unobstructed detached location, but not isolated, away from the main road, unique, surrounded by nature between the Vilstal and Isar valleys in a very beautiful, scenic district of Landau/Isar (some new residents recently built houses there), very good transport connections: at the junction between Munich–Passau and Straubing–Burghausen.
There is a bus connection to the town of Landau; 4–5 km to the centre. There you will find all infrastructure: all shopping facilities, kindergarten, all schools, sports centres, swimming pool, hospital, senior citizens’ home, railway station, etc.
There are very good transport connections to: B20 – Straubing – Burghausen; A92 – Munich–Deggendorf–Passau; in all directions throughout the region; direct train connections from Landau railway station towards Munich–Passau and Plattling.
