For sale is a plot of land measuring approx. 597 m² in a quiet location at the edge of the forest in Cologne-Brück, at the end of a residents’ access road (the penultimate plot before the forest). The original plot, with the semi-detached house located on it, measured 1,325 m² and was subdivided. The rear plot (second building line), which has since been sold and contains the semi-detached house, has had a right of way registered along the boundary on the left, on the plot being sold. The plot we now wish to sell is located at the front on the small residents’ access road. The forest is directly opposite the plot. We have not yet submitted a preliminary building application. However, the customary local comparative development pursuant to Section 34 of the German Building Code suggests that it may be possible to build a single-family house or two semi-detached units there. Most of the other plots on the street are built on at the front, but there are also plots developed in the second row—as was the original plot of the property being sold here. There are also several houses on the street with multi-storey construction (3 storeys). The plot is relatively quadrilateral in shape and has a street frontage of approx. 26 m. On the left side, according to the new cadastral map following the subdivision, the plot is approx. 21 m deep; on the right side, viewed from the street, the plot is approximately 26 m deep. The right of way for the semi-detached house behind it is located on the left along the plot boundary. Both neighbouring plots are also built on. The neighbouring plot to the right has been developed fairly centrally with two connected building structures; the front part of the plot is undeveloped. The plot next to it on the left is relatively triangular and has been built on centrally; here too, the front part of the plot is undeveloped. According to Boris NRW, the current price for building land in this location is EUR 980 per m². According to the City of Cologne’s geoportal, there is no official development plan at this location; Section 34 of the German Building Code therefore applies—development in keeping with the surrounding area. There are currently several shrubs and fruit trees on the plot. An inquiry with the building authority and the contaminated-sites authority established that the plot is free of encumbrances under building law and free of contaminated sites.

The prices for modern semi-detached units (with a construction contract) range from EUR 370,000 to EUR 530,000, depending on the specifications and size, plus the purchase price for the share of the plot (e.g. 300 m² = approx. EUR 220,000). It Following an inquiry with the building authority (preliminary building application), there may also be the possibility of constructing a large detached single-family house.

The total price for your own newly built single-family house is therefore approximately EUR 590,000, plus commission for the land share. If you conclude a construction contract, you do not have to pay any commission for the building.
