The original plot with the two-family house on it had a size of 1325 m² and was subdivided. The rear plot that has now been sold (second row) with the two-family house was granted a right of way along the left boundary onto the plot for sale. The plot we now want to sell is located at the front on the small local road. The forest is directly opposite the plot. We have not yet submitted a preliminary building inquiry. However, the local comparison development pursuant to §34 BauG suggests that a detached single-family house or two semi-detached houses could be built there. The other plots in the street are mostly built on at the front, but there are also plots that were built in the second row - as was the case with the original plot of the plot for sale here. There are also some houses with multi-storey construction (3-storey) in the street. The plot is relatively square in shape and has a frontage of approx. 26 m. On the left side, according to the new cadastral map after subdivision, the plot is approx. 21 m deep; on the right side, as seen from the street, the plot is approximately 26 m deep. The right of way for the two-family house behind it is located on the left at the plot boundary. The two neighboring plots are also built on. The neighboring plot to the right was built on almost in the middle with two building bodies connected to each other; the front part of the plot is undeveloped. The plot to the left is relatively triangular and was built on in the middle; the front part of the plot is also undeveloped here. According to Boris NRW, the current price for building land in this location is 980 EUR per m². According to the Geoportal of the City of Cologne, there is no official development plan at this location, so § 34 BauG applies - neighborhood development. There are currently some shrubs and fruit trees on the plot. An inquiry with the building authority and the contaminated sites office has shown that the plot is free of encumbrances and free of contaminated sites.
The prices for modern semi-detached houses (with contract for construction) are between 370,000 EUR and 530,000 EUR - depending on fittings and size plus purchase price for the Share of the plot (e.g. 300 m² = approx. EUR 220,000). After inquiry with the building authority (preliminary building inquiry), there may also be the possibility to erect a large detached single-family house and buy the entire plot.
The total price for your own newly built single-family house is therefore approx. EUR 590,000 plus commission for the plot share. If you sign a construction contract, you do not have to pay any commission for the building.
