The building is an individual cultural monument pursuant to Section 2 (1) of the Hessian Heritage Protection Act and was Friedrichsdorf’s town hall and school building from its construction in 1788 until 1875. On the inside of the original and representative late-Baroque oak double-leaf door, “student graffiti” from that period can be seen.
The house has been continuously family-owned since 1907.
It is a plastered half-timbered house in good condition. The side facing Taunusstraße was completely renovated in 2020/2021, and the defective sill was replaced with a new oak one. Furthermore, the window reveals and shutters were renewed.
On the ground floor, a tasteful entrance hall with historic tiled flooring from 1907 opens up; the elongated leaded-glass window above the front door allows pleasant light to enter.
Here, there are spacious rooms to the right and left, each with a small kitchenette, suitable for offices. They were used for many years by a law firm and an insurance broker. The ground floor is equipped with a separate toilet (also with original tiled flooring) and a bathroom with toilet, washbasin and bathtub.
The tiles in the toilet should be preserved; the bathroom can be modernised and redesigned.
Overall, period features such as the original doors and fittings are still present and should be preserved. The curved staircase railing featuring stylistic elements also dates from the construction period of the house and leads us to the First Floor.
The First Floor originally contained the town hall’s Great Council Chamber. When the building was converted to private ownership, walls were erected, thereby dividing the former hall into three rooms. Later in the history of the house, openings were created in the walls and subsequently closed again. Subject to consideration of the construction and structural integrity, openings in the walls are possible for redesigning the rooms. The current apartment entrance from the stairwell is not historic and can be removed.
The First Floor consists of a total of 5 rooms, three of which connect to one another due to the aforementioned conversion of the town hall chamber into a private apartment. Corresponding changes are possible, as stated above, and compatible with heritage protection requirements. One of the five rooms can be accessed separately from the stairwell. Originally, this room was connected to the one next to it connected by a sliding door. The door is still present, and the passage into the other room can be restored.
As historic houses from this era did not have bathrooms, the pantry next to the kitchen on the first floor was converted into a small bathroom; the original pantry door has been preserved. The brown floor tiles date from modern times; replacing them with a more cheerful color scheme would significantly enhance the bathroom.
The kitchen has been designed in a modern style with contemporary built-in elements.
From the kitchen, one reaches the modern terrace, which can be redesigned in accordance with heritage protection requirements.

We continue upwards on the historic oak steps to the attic floor (from the ground floor to the first floor, the steps were covered with laminate, which can be removed). Originally, the attic floor contained only a maid’s room; the rest was a drying loft.
After the war, walls were added here to create another apartment. In the attic apartment, the old floorboards still present in the hallway and in two of the four rooms provide particular charm.
The other rooms have carpeting (the top layer is glued only at the edges; underneath are carpet tiles—presumably fully glued). Via the historic attic staircase, one reaches the attic, which is easy to walk through and offers ample storage space.
In the bathroom, there is still an old freestanding bathtub with historic-style claw feet. The tub’s interior has been upgraded with a modern insert, making the bathtub usable. Directly behind the bathroom is a small room, namely the original maid’s room, which is well suited as a dressing room/walk-in closet.
In the kitchen, the floor was leveled and fitted with a modern covering. A modern fitted kitchen was also installed here.
The house also has a large cellar, which can likewise be used for storage purposes. A workbench was installed in the part of the cellar facing Hugenottenstraße; this area also offers various possible uses. A fiber-optic connection has been installed.
The house offers a narrow courtyard, which is partially covered by the terrace. Potted plants can be cultivated here and a cool glass of apple wine enjoyed in summer. The heating system (gas heating) is housed separately in the boiler room accessible from the courtyard. This boiler room is a lockable, secure place to store bicycles.
The windows are plastic double-glazed windows. In the event of replacement, wooden windows more in keeping with the style of the house would have to be installed.
From a climate-control perspective, the following measures can be approved by the heritage protection authorities:
•Max. 8 cm of roof insulation above the rafters
•Heat pump in the courtyard
•Photovoltaic panels on the rear roof side. The panels must meet certain conditions.
Buildings of this age are exempt from the energy certificate requirement.
With the heritage protection officer of the Lower Heritage Protection Authority An inspection of the house took place in Bad Homburg. We would be happy to provide the inspection report for further information. The authority is open to questions and consultation directly on site.
The house is very well suited for work/office/business use on the ground floor and for two families or a large family on the first floor and in the attic, and can be occupied immediately.
