This is a quiet and well-maintained 8-apartment residential building with
thermal insulation on the exterior surfaces, a modern, energy-saving central gas heating system with central hot-water supply, a roof newly retiled in 2020, and new roof conversions with modern insulation. We therefore also have a very good energy consumption rating here, as many energy-related measures have been implemented.
The preparation of hot water in the bathroom is included in the heating costs and is recorded via the separate hot-water meter in the bathroom, so that everyone pays only for what they actually use. The building is equipped with modern plastic windows with insulating glazing. The windows and balcony door unit in the apartment have now been completely replaced with triple-glazed elements as part of the conversion and expansion. The bedroom also has roller shutters.
The building has a wide and spacious staircase with window areas, which was freshly painted some time ago and therefore conveys a well-maintained impression.

modernised; all tiles, the built-in bathtub, separate shower, wall-hung toilet and washbasin were renewed. White sanitary fixtures. Light marble-effect wall tiles with a brown tiled floor. The apartment has a balcony of approx. 8 m², which receives sunlight for almost the entire day (south-facing). All windows in the apartment, including the double-leaf balcony door system, are fitted with triple-glazed, energy-saving uPVC windows. There is a large Velux window in the kitchen. Additional roller shutters have been installed in the bedroom, as the balcony receives sunlight there for almost the entire day.
The apartment can be cross-ventilated effectively. It is a very bright apartment with good furnishing options, as many dormer windows were constructed for the conversion and, therefore, unlike is usual for attic apartments, there are relatively few sloping ceilings in this case. The apartment has an unusual layout and is fitted to a very high standard.
The roof was newly tiled, including the newly constructed dormer windows, and
all surfaces were insulated to a very high standard, including the external roof insulation of the dormer windows.
Keeping dogs is not permitted in the apartment due to the real wood parquet flooring. The apartment is not suitable for a shared flat.
The apartment can be rented, in coordination with the current tenant, as early as 01.10.2026, but no later than 01.12.2026.
