The entire listed building, including all apartments, was fully and extensively renovated and modernized about 12–13 years ago, with great attention to detail. High standards were applied not only to the appearance but also to the technical aspects.

All apartments are in solid, renovated condition.
They offer lovely views to the north and south, overlooking greenery, and have either balconies or loggias.
The tenants take very good care of everything.

All rooms feature sanded floorboards or strip parquet, and the bathrooms have high-quality tiles.
High ceilings and spacious rooms make this period building a gem.
The loggias and balconies are covered, so you can sit outside in the dry even when it rains.
Individual floor heating systems mean all units are independent of heating costs allocated communally.
Connections for fireplaces may be available or already installed.
Some apartments also have fitted kitchens.

The basement storage rooms in the souterrain are dry and allocated to each unit; there are also additional communal cellars for garden furniture and bicycles.

The spacious communal garden behind the building offers relaxation and fun for the whole family.

All utility lines and installations for plumbing, water, heating, gas, internet, telecommunications, coaxial/cable connection (1,000 Mbit) and the intercom system have been completely replaced and meet current standards.
The fiber-optic connection is in progress.
The attic residential unit and the roof covering have also been completely rebuilt.

The new building services, the listed stucco façade and energy-efficiency upgrades to the rear and gable façades make this building one of the last ever available old buildings on the beautiful Alt-Stralau peninsula.
There is no backlog of investment..

The owners’ association is friendly and uncomplicated.
All owners live in the building.

Location details

Location:

The “Alt Stralau Peninsula” belongs to Berlin’s Friedrichshain-Kreuzberg district and is situated in a
beautiful residential location, nestled between the River Spree and Rummelsburg Bay, with its harbor, boat moorings and yacht rental services

The historic village center is formed by the beautiful old Stralau Village Church (completed in 1464), with one of the last 8 village cemeteries still preserved within Berlin’s city limits.

The Stralau Peninsula and Rummelsburg Bay are considered the birthplace of sailing in Germany. In the 1830s, the first “Society for the Promotion of Competitive Sailing” was established here, along with numerous sailing clubs.

The well-maintained, park-like and spacious waterfront areas invite visitors to take walks and engage in sporting activities. A playground, well separated from the road and fenced in, is available for children.

Today, Alt Stralau offers established urban infrastructure, with convenient shopping for everyday needs, as well as schools and daycare centers within comfortable walking distance.
The nearby and easily accessible Park Center Treptow offers a wide range of
shopping opportunities. Other shopping centers are only a few KM away.
The banks of the Spree and Oberbaum City are within walking distance.

Platz, can each be reached in approximately 25 minutes.
The nearby Ostbahnhof provides connections to various long-distance rail networks. Ostkreuz station is one of Berlin’s most important stations and is within walking distance. Various bus and tram lines are also in the area
and round out the excellent connections to Berlin’s transport network.
