More financing calculators and assumptionsWe are offering this well-maintained multi-family house in Winterberg-Siedlinghausen for sale as a complete property. The half-timbered house dates from 1910 and contains three independent condominiums with a total of approximately 218 m² of living space, plus a 22 m² attic utility area, on a plot of approximately 400 m² – each unit has its own land register entry.
The house is located at the end of a small cul-de-sac with no through traffic – it is difficult to find a quieter location. The property includes a garden through which a small stream flows, creating a particularly idyllic atmosphere. The nearest ski lift can be reached in approximately 8 minutes by car, and Winterberg town centre in 10–12 minutes.
The property is centrally heated by an oil-fired heating system (Buderus, built approximately in 2003). The heating system is serviced regularly.
An overview of the three units:
Ground-floor apartment on the right, approximately 51 m² plus approximately 30 m² of basement space (exclusive use) – available from 01.07., previously rented for €480 net cold rent, service charge €201/month
Ground-floor apartment on the left, approximately 47 m² with its own terrace and access to the garden – currently rented for €310 net cold rent, service charge €185/month
Apartment across the 1st and 2nd floors, approximately 120 m² plus 22 m² of attic utility area – currently rented for €890 net cold rent, service charge €450/month
Two of the three apartments are currently rented and generate ongoing rental income; one unit (ground floor, right) has been vacant since the beginning of July and is therefore available for personal use or reletting – ideal for investors or owner-occupiers wishing to take over the entire house.
The service charges cover reserves and heating costs in each case and include management by a professional property management company.
The idyllic location makes the use of some or all units as holiday apartments fundamentally appealing; legal permissibility must be clarified in advance with the responsible building authority.

The property is located in Winterberg-Siedlinghausen, one of the 15 districts of the highest-altitude city in northwestern Germany, approximately 7.5 km northwest of Winterberg town centre. The village, with around 1,900 inhabitants, is situated on the northern edge of the Sauerland-Rothaar Mountains Nature Park and therefore offers a quiet, nature-oriented residential location while also providing good connections to the region’s tourist centre.
The local infrastructure covers everyday needs; two state roads (L 740, L 742) intersect in the village, and Siedlinghausen railway station is located on the Nuttlar–Winterberg railway line with RE connections to Dortmund. Recreational amenities include an indoor and outdoor swimming pool, tennis courts, a spa park and around 75 km of groomed cross-country ski trails. Via the neighbouring Winterberg ski lift carousel, the village is part of the largest interconnected winter sports area north of the Alps; winter sports, hiking and cycling are possible year-round right on the doorstep.
The Winterberg region records around 1.5 million overnight stays and 2 million day visitors annually – an advantage for tourist rentals as well as permanent residential use.
