Some houses impress with numbers – this bungalow impresses above all with its possibilities. The official living area is 113.5 m² on the ground floor, supplemented by around 78 m² of versatile living space in the basement (plus approx. 21 m² of technical and storage rooms). This results in a usable area of around 190 m² in total, which can adapt to different stages of life – as a home for a family with children, as a long-term barrier-free home, or for people who want to combine living and hobbies under one roof. This property offers the space to realize your own way of life – we most recently lived here as a family of six and valued and used every square meter of it.
The first step after the front door leads through the vestibule directly into the dining hall – the natural center of the ground floor, from which all areas of the house are evenly accessed. Two skylights, one of them openable, create a special lightness and plenty of natural light here. To one side are the kitchen and the staircase down to the basement, opposite a hallway (diele) leads to three further rooms and the main bathroom with shower and bathtub – and a double-leaf door opens the way into the heart of the house: the living room.
With an open fireplace and a five-meter-wide window front that opens the view into the garden, the living room is a place to feel at home and unwind. A double-leaf door connects it to one of the adjacent rooms and, if needed, creates a generous, open living area. This means that even this one level combines all essential functions of a house – on one floor and without a single detour.
From the living room, a glass door leads to the outdoor area – onto the large south-facing terrace. From there, the garden opens up in its full depth: a staircase leads down to the lower-level barbecue area, giving the outdoor area a special spatial quality. Opposite the terrace, in a quiet corner of the garden, there is a permanently covered sitting area – weather-protected and usable all year round, barrier-free accessible via the lawn, past a raised bed.
In addition to the main entrance at the front, the property has another access via a garden gate next to the sitting area, which leads to the rear path – typical of this quiet, established residential area, in which there is noThere is no conventional through traffic and almost only residents are on the road. From the garden you can reach the associated single garage with its own parking space in front, just 15 m away.
The basement can be reached both via the internal staircase and via its own garden entrance – almost like a second, self-contained apartment. Around 78 m² of fully heated living space are distributed across a spacious living and hobby room overlooking the lowered barbecue area, a separate kitchen-diner, a modern bathroom with walk-in shower, a sauna, and another room. Whether guest area, hobby floor, or independent retreat – this level can be used entirely according to your own ideas.
Another parking space is available directly in front of the house, already equipped with a high-voltage connection for a 22 kW wallbox – instead of the usual 11 kW.
The house was built in solid construction as a flat-roof bungalow. We have lived here for 21 years and, during this time, have modernized it step by step and further developed it with an eye to the future:
A large part of the windows on the ground and basement floors was replaced with triple-glazed plastic windows and fitted with electric shutters. The electrics, including fuse and distribution boxes, were renewed and at the same time prepared for a possible addition of another storey as well as for the connection of a photovoltaic system. According to the building authority, adding another storey is generally approvable – a real option for anyone who would like to create even more space in the long term.
The bathroom in the basement was renovated and enlarged to a high standard. The terrace is fitted with durable WPC decking.
Detailed photo documentation is available for all modernizations.
A transparent overview of the current monthly ancillary costs is available. The figures are based on use by several people, full heating of all living areas, regular sauna use, and e-mobility via the existing 22-kW high-voltage connection. Despite these additional consumption factors, the ongoing costs are at a moderate level.
If you are seriously interested, I will be happy to provide this overview.

In a quiet, family-friendly residential area in Rodgau-Weiskirchen, consisting of around 55 similar buildings, this charming mid-terrace bungalow is located. The houses are accessible via narrow access roads that are used almost exclusively by residents. As a result, there is very little car traffic here – perfect for children to play safely outside and for a relaxed, neighborly atmosphere to develop.
The surroundings invite a variety of leisure activities: In just a few minutes, you can reach the adjacent fields and forests on foot or by bike, the popular bathing lake in the Nieder-Roden district – a well-known meeting point for families and day-trippers – as well as nearby playgrounds, barbecue and recreational facilities, and various sports opportunities or clubs.
Despite the idyllic location, the infrastructure is excellent: butchers, bakeries, supermarkets (e.g. Netto, Lidl), drugstores, restaurants, as well as doctors, pharmacies, and hairdressers are conveniently within walking distance.
The location is also excellent for commuters: the BAB A3 and the B45 are only a few minutes away by car and quickly connect you, for example, with Frankfurt, Offenbach, Darmstadt, Aschaffenburg, Seligenstadt, and Hanau (in just 15–25 minutes).
Public transport connections are also excellent: a bus stop is practically right outside the door – in just a few minutes you can reach Weiskirchen S-Bahn station, from where the journey to central Frankfurt takes about 25 minutes. In cooperation with the Allgemeiner Deutscher Fahrrad-Club (ADFC), a well-developed network of cycle paths and cycle touring routes through all districts has been established.
Families also benefit from a wide range of kindergartens and schools. The diversity of educational options ensures short distances and individual school-choice options across all year levels and school types.
