LIGHT AS A CENTRAL ELEMENT
Sunlight is the central element in this apartment. Over the course of the day, the sun moves through the various rooms. The apartment's location offers the perfect combination of urban living and a green oasis. For example, you can quickly reach the shopping street in Linden, while the apartment offers an expansive view of greenery on the other side.

The tram towards Bochum main station stops almost right outside the door, and the S-Bahn between neighboring Hattingen and Essen main station is only a 10-minute walk away. The Ruhr can also be reached on foot in 10 minutes via various routes.

GENERAL
The apartment includes two basement storage rooms and a garage.
Stable gigabit internet is available at all times.
The gas heating system is in the basement and serves only this floor, i.e. the buyer.
The water is heated using electricity.

ENERGY PERFORMANCE CERTIFICATE
Although the energy performance certificate gave the entire building a rating of "only" F, as an apartment in the middle of the building, we nevertheless had despite At a target temperature of 21/22 degrees, gas consumption is only approx. 11,500 kWh per year.

The intelligent heating control system is helpful here, heating only when the target temperature has been undershot. The thermostats on the radiators do not need to be adjusted.

TWO APARTMENTS BECAME ONE
One special feature of the property is its history: according to the land register, the current apartment consists of two independent ownership units (47 and 87 m²), which we have structurally connected.
