It is not easy for us to write these lines. Since 2017, that is, for nine years, this house in Langenfeld has been our home – for predominantly professional reasons, we are now moving north. It is therefore with heavy hearts that we are giving up what we have built with great care.
How it all began
When we built the house back then, we worked our way through the developer’s complete specifications list – because we knew: This is where we want to stay for a long time. Solid oak stair treads, stainless-steel handrails, Geberit flush systems in all bathrooms, a steel-reinforced front door with triple locking. We even thought of small things that you only appreciate once you have them: risers between the ground floor and upper floor, so that you have a closed staircase and do not look into the basement when climbing the stairs. Electric shutters on every window, removable insect screens wherever windows are opened for ventilation.
The house is a KfW 55 low-energy house with a local heating supply from the immediate neighborhood.
We did not simply paint the walls either: We plastered, filled, sanded, filled again, sanded again – and only then covered them with smooth wallpaper fleece, which reliably conceals later minor settlement cracks.
A favorite place: The conservatory
In 2022, we fulfilled another dream and had a cubical conservatory built by the Cologne company Weinor – cubical, meaning with a horizontal roof that does not slope downward toward the front. As a result, there is an interior height of around 2.50 m throughout, and it truly feels like a real room, not an attached glass box. Built on an insulated U-shaped foundation and a thick concrete slab (the construction costs were demonstrably €53,000), with the same 120 × 60 cm concrete-look tiles as on the ground floor – making it appear to blend seamlessly with the house. Shade is provided by the interior awning and the vertical awning at the front, which also provides privacy. Two patio heaters allow us to use the conservatory even on colder days. The lighting, in many different colors, is integrated into the roof beams. The heating, lighting and awnings are controlled via a shared remote control.
For us, this is the place for coffee in the morning and a glass of wine in the evening.
Designed for life
The white kitchen with its open, distinctive layout will remain in the house, by the way – if You like it, so simply carry on cooking where we have done so all these years.
On the second floor, we have set up an open office with two workstations and an additional bathroom. If you would rather plan children’s rooms there, you would only need to install drywall partitions—the space is suitable for both.
For technology enthusiasts: Mounted on the house wall is a 22 kW wallbox with adjustable charging power and a calibrated meter, should you ever wish to charge your company vehicle to your employer. In addition, there is a 2,000 Wp Anker solar system with 4.8 kW storage, which saved us over €600 last year. A 5-core outdoor cable runs through the garden; two circuits can be switched from the living room.
And because we know in this area how precious that is: The house includes a garage with its own parking space in front, as well as another parking space also in front of the house. Parking problems were never an issue for us.
We are selling the house without an estate agent—the money saved is intended to benefit both parties, you and us. The photos show quite well that we felt at home here and paid attention to quality. However, we would much rather show you personally what was our home for nine years.
Feel free to come by—we look forward to seeing you!

And, quite honestly
One point is not yet finished: The utility room in the basement has not been painted and does not yet have a tiled floor – the hand-washing basin is already installed, however.
Our neighbourhood
What is at least as difficult for us as saying goodbye to the house: saying goodbye to our neighbourhood. People really help one another here, and whenever we were on holiday, one of our favourite neighbours would always look after the house and flowers, quite naturally. You don’t find something like that everywhere anymore.
Your destination goes to Google Maps only when you submit the form. TraumImmo neither stores nor logs it.
Langenfeld lies almost exactly between Cologne (Kölsch) and Düsseldorf (Altbier) – and you can feel that in everyday life. Two S-Bahn stations take us directly to both city centers, completely without traffic jams or searching for parking.
Those who fly more often will appreciate the location: Cologne/Bonn and Düsseldorf airports are each only about 30 km away – you are truly right between the two. And for everyone who prefers to travel by car: The A3 runs directly past Langenfeld, with its own entrance and exit. We are on the autobahn in no time, without first having to drive through half of Langenfeld.
What meant almost even more to us were the short distances right outside the front door. An EDEKA and a truly excellent bakery can be reached on foot in about 8 minutes; a kindergarten and a primary school are also within walking distance. And our street itself is designated as a play street.
Then there is something else that Langenfeld can rightly be proud of: The city is actually debt-free – since October 3, 2008, after more than 20 years of consistent fiscal discipline. This makes Langenfeld one of the very few municipalities in Germany to have achieved this, and, directly behind Düsseldorf and Dresden, even the third-largest debt-free city nationwide.
You notice it in everyday life if you look closely: in the many cultural offerings and events the city can afford, and in the fact that investments are made in kindergartens and schools instead of cuts. A city that is not backed into a corner simply does things differently.
