A House with History and Soul – Ready for a New Chapter

This villa, built in the style of the Westphalian “coffee mill” typical of the Münsterland region, was constructed in the early 20th century and extensively renovated down to the shell over the past twenty years, with care and respect for its original fabric, and continuously modernised. The result: a house that has preserved its original character in many details, while being up to date in terms of technology and high-quality fittings. Whether children’s bedrooms, a guest room, music room (we always called it the culture room) or home office: the rooms (9 rooms, 3 bathrooms and a kitchen across 250 m²) can be adapted to your life, not the other way around. The house has a full basement, accessible from both inside and outside.

The garden opens out from the high-quality gourmet kitchen (Eggersmann/Miele) onto a 20 m² terrace equipped with an electric awning. Not a small English lawn, but a proper plot. The garden is spacious, individually planted and tended with great care – not as a perfect show garden, but as a green living space. It has always been used in many different ways. Currently, there is a treehouse on stilts in the tree-filled rear section, dubbed Adventure Land by the children. We lived here as a family for 20 years. Our children grew up in this house and garden. Now that they are going their own way, our living needs are changing too – we need less space, differentThings become important. A new phase of life begins.

2007 · Complete renovation of ground floor & upper floor
Electrical wiring, radiators, and heating pipes completely renewed. Heavily smoked oak parquet flooring, all walls replastered, old doors refurbished. Newly built wood-fired fireplace system. Eggersmann kitchen with Miele appliances (dishwasher, oven, and hob renewed 2020–2023), stoneware flooring with underfloor heating. Upper floor: large bathroom with underfloor heating and built-in joinery furniture.

2011 · Roof and terrace completely new
