More financing calculators and assumptionsThe modern urban villa in the upscale Allee-Süd residential area was individually designed by an architect and built using solid construction with calcium silicate brick. It combines clear, timeless architecture with a bright, welcoming atmosphere. Large windows let plenty of daylight into the rooms, and the very well-designed floor plan gives the whole family space: to spend time together as well as to retreat. Short distances and many thoughtful details ensure that everyone feels completely at home here.
Ground floor: where everyone comes together
You enter the house through a spacious hallway with a built-in coat closet. From here, you can access the utility room, shower room, guest room and the heart of the house: a generous, open-plan living, dining and kitchen area.
This is where everyone comes together, with family or friends: to cook, share meals and enjoy cozy evenings. In the cold season, the modern corner fireplace provides cozy warmth. The high-quality fitted kitchen was equipped with new appliances in 2022: dishwasher, stove and oven. A built-in cupboard next to the kitchen serves as a pantry.
The living and dining areas have floor-to-ceiling French doors that provide direct access to the garden or terrace. Indoors and outdoors thus flow seamlessly into one another. The terrace, measuring around 30 square meters, faces south-west and gets sun until the evening, whether for weekend breakfast or after work. A high-quality, electrically operated full-cassette awning measuring 5 × 4 meters was installed in 2022 and provides shade when needed. When retracted, it is fully protected from the weather.
The guest room also has floor-to-ceiling windows with its own access to the garden. It is suitable as a quiet home office, a playroom or a guest room.
Upper floor: a comfortable retreat
An open wooden staircase with a stainless steel railing leads to the upper-floor hallway. The main bedroom is connected to the bathroom with natural light via a walk-in dressing room. The bathroom features an extra-large bathtub. It is wider, deeper and longer than a standard model and invites you to enjoy a long, relaxing bath in the evening. There is also a walk-in, level-access shower. A laundry chute leads directly from the bathroom to the utility room, a detail you will quickly appreciate in everyday life.
At just under 20 square meters, the children's room is especially spacious and offers plenty of room for sleeping, learning and playing. The bright The study is a quiet place for focused work and can also be used just as well as a second children’s bedroom or guest room. The large attic offers plenty of storage space for seasonal clothing, suitcases and everything that is only needed occasionally.
The garden: a place to unwind, celebrate and play
The spacious garden is a place to find peace and quiet. Your first coffee in the morning sun, a book in the afternoon, a quiet moment after a long working day: Here, everyday life is quickly left behind. A lush, mature hedge frames the garden. Its rich green foliage and bright red shoots give it both colour and a sense of privacy.
The garden is equally well suited to socialising: for barbecues with friends, long summer evenings with the family or a large gathering around a table on the lawn. The expansive lawn also gives children plenty of room to run around and play.
An apple tree and a pear tree bear abundant fruit every year. In late summer, you can harvest fruit right in the garden, whether for Sunday apple pie or as a snack in between. A carefully laid-out bed of plants and perennials with high-quality plants brings changing colours from spring to autumn.

Materials and Features
High-quality and durable materials were consistently chosen for the fittings. Real wood parquet flooring runs throughout the house, giving the rooms a warm, natural feel. The bathrooms and utility room have large-format tiles. Underfloor heating provides even warmth throughout the house and can be regulated individually in each room.
All windows have electric roller shutters. A Verisure alarm system ensures that you can leave the house with peace of mind even when on vacation.
Garden Technology
To keep the garden looking well-maintained at any time of year, modern technology works behind the scenes. A professionally planned and installed irrigation system by a landscaping company supplies the lawn, flower beds and hedge. It is fed from a cistern. A robotic lawn mower keeps the lawn in shape. This leaves time in the garden for enjoyment.
Garage and Storage Space
The garage with electric door offers space for the car, bicycles and garden equipment. Its green roof blends into the greenery of the garden and also retains rainwater. An adjoining vestibule serves as a workshop or additional storage space. Another parking space is available in front of the house.
Energy
The house achieves energy efficiency class B. The consumption certificate indicates final energy consumption of 67,9 kWh/(m²·a). Primary energy consumption is 74,7 kWh/(m²·a), and greenhouse gas emissions amount to 16,3 kg CO₂ equivalent per square meter per year. The central gas heating system is supplemented by solar energy. The cistern also reduces drinking water consumption.

Nidderau: A small town with everything you need for everyday life
Nidderau is located on the northern edge of the Rhine-Main region, around 20 kilometres from Frankfurt am Main and about 10 kilometres from Hanau. With around 20,000 residents, the town is large enough to offer a wide variety of amenities and small enough for people to know each other at the bakery. New residential developments, many young families and a vibrant network of local clubs shape a town that is visibly continuing to grow.
The Allee Süd residential area
Allee Süd is a new residential area with modern, individual architecture and well-kept gardens. Nature begins right outside your front door: fields and paths invite you to go for a morning run, walk the dog, take a weekend bike ride or simply catch your breath after a long day at work. The town centre, with its shops, is within walking distance.
Family and leisure
Nidderau is exceptionally family-friendly. Daycare centres, primary schools and a secondary school are located in the town, and children will soon be able to make many journeys independently. Sports clubs, playgrounds and a wide range of leisure activities for all age groups round out the offerings. On summer days, the outdoor pool beckons; during the cooler season, the indoor pool.
Dining and everyday life
Nidderau also has plenty to offer in the evenings. A cinema, restaurants and cafés are part of town life, whether for a weekend outing or an evening for two. Doctors, pharmacies, supermarkets, bakeries, butchers and banks meet everyday needs.
Mobility
The Niddertalbahn connects Nidderau directly with Bad Vilbel and Frankfurt am Main. By car, Hanau, Bad Vilbel, Bruchköbel and Maintal can be reached in just a few minutes. The B 521 and nearby A 66 and A 45 motorways also provide good connections to Frankfurt and the airport.
