Subjectively, having lived in the apartment myself for many years, this apartment is a dream in every respect.
Already in the staircase, you get a first impression of the exceptional apartment; the higher you go, the brighter it becomes through the glass pyramid above the stairs. You rise directly into the sky and leave everyday life, the office, etc. below.
Standing in the hallway, you immediately notice the apartment’s warm brightness, followed by the unobstructed view of Hamburg from the kitchen, living room and, of course, conservatory and terrace.
The living/kitchen area conveys a warm impression designed for lingering—and this (heated) conservatory! I spent many hours there myself, even during Hamburg’s miserable weather and even at outdoor temperatures down to minus 10 degrees (when sunny), relaxing and enjoying the weather and the view.
The terrace offers wonderful opportunities to unwind, spend a great evening outdoors with friends or sunbathe (with privacy screen).
The conservatory can be separated from the living room by a good door, enabling the air conditioning operating in the living room to maintain a pleasant temperature even in the hottest conditions.
The kitchen with ceramic hob and oven as well as microwave lacks nothing; a fridge-freezer combination completes the picture. And there is also enough space for all utensils.
The two bathrooms offer the choice between “a quick shower” or a relaxing full bath.
The two north-facing bedrooms (or an office/children’s room) are quiet and can be kept pleasantly cool in summer; sufficient heating ensures that nobody freezes in winter.
In front of the kitchen and in the bedroom, built-in cupboards are large enough for utensils and clothes; in the study, there is enough space for a desk, filing cabinet or bookcase and, if necessary, a yoga mat (;-) . Although I preferred doing that in the conservatory or on the terrace.
It is also worth mentioning that, in addition to the infrastructure described above, the adjacent Eichtalpark and the Wandse offer truly beautiful opportunities for jogging (to the Außenalster, once around it and back is almost a half marathon), hiking or cycling.
Over the years, ongoing modernization and renovation work has been carried out, including sanding and sealing the parquet flooring, painting, electrical modernization and installation of the air conditioning.
Nearby there are garage courtyards and underground parking spaces (availability must be checked), but I have always also found a space on the street get a parking space within walking distance.
The property management is handled by a large professional company; the condominium owners’ association has high six-figure reserves in its account, and the property is maintained in very good condition.
The only two points that can be viewed negatively are a small (approx. 8 sqm), not entirely dry cellar and the lack of an elevator.
I have not lived in Hamburg for many years, but it will be very difficult for me to put my signature under the purchase contract for this exceptional apartment.

Excellent infrastructure
The apartment is situated in a quiet location on a side street with little traffic in the popular Hamburg district of Wandsbek.
Supermarkets, bakeries, drugstores, pharmacies, and doctors are all within walking distance.
Wandsbek Quarree, with its numerous shopping facilities, restaurants, cafés, and services, can be conveniently reached in less than ten minutes on foot.
The Friedrichsberg S-Bahn station is likewise less than a ten-minute walk away and offers excellent connections to Hamburg city center as well as the entire HVV network.
The Wandse River is nearby; it leads either through Eichtalpark, with its well-maintained green spaces, and along the canal to the Outer Alster in the city center, or out of town via park-like walking trails through Rahlstedt to Schleswig-Holstein.
The motorways to Lübeck and southward can be reached quickly.
The combination of quiet living and excellent infrastructure makes this location particularly attractive.
